How Dubai off-plan payment plans actually work
Almost every Dubai off-plan listing quotes a payment plan as two or three numbers —
60/40, 20/50/30, "1% monthly". Those numbers hide most of what you will actually pay
and when. Here is what each structure means in practice, and the costs that sit outside
the plan entirely.
The four structures you will be offered
Construction-linked (60/40, 70/30, 80/20)
The first number is paid across construction milestones, the second on handover.
The risk sits in the second number: on a AED 1.5M unit, a 40% handover payment is
AED 600,000 due on one date, several years out. Mortgages cannot
usually be drawn until the building is complete and registered, so that gap is
yours to fund. Ask what happens if you cannot pay it — most contracts allow the
developer to cancel and retain a share of what you have already paid.
Post-handover plans
Part of the price is paid after you own the unit, typically over one to three years.
This is the most genuinely useful structure for an investor, because rental income
can service the balance rather than it landing as a lump sum. Check two things:
whether the post-handover portion carries interest or an admin charge, and whether
you receive the title deed at handover or only after the final instalment.
"1% monthly" plans
The most heavily marketed and the most misread. One per cent per month for 100 months
does not mean the property is paid off in 100 months at no cost — these plans almost
always sit alongside a 20% down payment and a handover instalment, so the monthly
figure covers only part of the price. Ask for the full schedule in dirhams, dated,
before treating the monthly figure as your real outlay.
Discount-for-cash plans
Developers commonly offer 5–30% off for full payment, or a smaller discount for
declining a deferred portion. The discount is real, but so is the concentration of
risk: you hand over the entire price years before the building exists. Only sensible
where the escrow account is open and the delivery record is documented.
What the payment plan does not include
Every quoted plan covers the purchase price only. Budget for these separately:
On a AED 1.5M apartment the DLD fee alone is AED 60,000, payable up front
and not part of any plan you will be quoted.
Before you pay anything
A payment plan is only as good as the account the money lands in. Under Dubai law an
off-plan project cannot lawfully sell units until its escrow account is open — yet
marketing routinely starts earlier. In our analysis of the Dubai Land Department register,
102 of 359 projects registered in 2026 (28%) had no open escrow account at
the time of checking. Ask for the escrow account number in writing and verify it against
the DLD register yourself. A screenshot from a broker is not verification.
