Amenities & Facilities
Is Binghatti Vintage a good investment? Our view
609 recorded purchases at AED 698,999 median — but 77% of them landed in January and February. The launch has run, and 525 of 609 units sold were studios.
Who it suits
Suited to a buyer comfortable purchasing after the main release, who values a Binghatti address in a low-cost inland district. Poorly suited to anyone expecting launch pricing, rental scarcity, or family-sized layouts.
For investors
The price is unremarkable and the timing is not. AED 1,852 per square foot places this in ordinary mid-affordable Dubai territory — above Azizi's AED 1,764, below Binghatti's own central projects. What you should actually weigh is that 470 of the 609 recorded purchases happened in January and February 2026, and volume has since collapsed to single digits per month.
Read that carefully. It is not a warning sign about the project — front-loaded sales are what a working launch looks like. It is a warning about your position: anything available now is a late release or a resale, so benchmark against the AED 698,999 median those early buyers paid rather than a current asking price, and treat any premium over it as something to justify.
The second consideration is concentration. 525 of 609 sales were studios, so roughly seven in eight owners hold the identical product, and they all reach handover at once. Binghatti registered 10,944 units across Dubai in 2026 — more than double any other developer — with Majan among its concentration points, so same-brand competition in the district is permanent rather than temporary. This is a yield play at an ordinary price, bought after the good entry point has passed.
If you will live there
For an end user this is an affordable Binghatti apartment in a quiet inland part of Dubailand, with more space per dirham than central districts. The trade-offs are that the building is almost entirely studios so neighbours will turn over frequently, Majan has no metro so you will drive, and the best pricing was available at launch rather than now.
Compared head to head
Buyers looking at Binghatti Vintage commonly weigh it against these, on what the Land Department register says both actually sold for.
- Binghatti Vintage vs Binghatti Skyflame 1 Two Binghatti studio towers, in the same district, selling to the same buyer. The register puts 35% between them per square foot, and offers no reason why.
FAQs
What do buyers actually pay at Binghatti Vintage?
Across 609 recorded Dubai Land Department purchases in 2026 the median paid is AED 698,999, at AED 1,852 per square foot. That places it in ordinary mid-affordable Dubai territory — above Azizi's portfolio median of AED 1,764 and well below Binghatti's central Business Bay stock.
Is Binghatti Vintage sold out?
The register cannot tell you availability directly, but the sales curve is unusually clear. 346 purchases were recorded in January and 124 in February — 77% of the entire year — then volume fell to 69 in March, 18 in April and single figures for most months since. Anything offered to you now is most likely a late release or a resale rather than launch inventory.
Why does it matter that most sales happened in January and February?
Two reasons. It sets your benchmark: the AED 698,999 median is what buyers paid during the main release, so treat any premium above it today as something to justify rather than accept. And it sets your exit: several hundred owners bought within weeks of each other, so they reach handover within weeks of each other, and a meaningful number will list to let or sell at the same moment you do.
What unit sizes do buyers choose at Binghatti Vintage?
525 of the 609 recorded sales were studios, with 71 one-bedrooms and 13 two-bedrooms. Roughly seven in eight units sold are the identical product, which shapes both the resident profile and exactly who you compete with when letting or reselling.
When does Binghatti Vintage hand over?
Not something we can show you. The DLD open data covers the current registration year only, and this project was registered earlier, so no filed completion date, escrow status or construction percentage appears in our snapshot. Ask for the project and escrow account numbers in writing and verify them directly with the Land Department.
Is Majan a good area to buy in?
It is an affordable inland Dubailand district with genuine space per dirham, but it is car-dependent with no metro station, and it carries heavy competing supply. Binghatti registered 10,944 units across Dubai for 2026 — more than double any other developer — and Majan is one of its concentration points, so same-brand competition in the district is a permanent feature rather than a passing one.
Is Binghatti Vintage a good investment?
The price is fair rather than advantageous, and the yield arithmetic works at this level. The two honest constraints are timing and concentration: the strongest entry point was the January–February release, which has passed, and 525 near-identical studios completing together makes for a crowded letting market. Buy it if the specific unit and price stack up against that AED 698,999 benchmark, not on the strength of the launch numbers alone.
