Evelyn on the Park Location & Master Plan
Amenities & Facilities
Is Evelyn on the Park a good investment? Our view
A Nshama building in the established Town Square community, around 64% sold at AED 1,843 per square foot, with no studios in the record and escrow open.
Who it suits
Suited to buyers who want one- or two-bedroom stock with no studio competition inside the building, in a master community that already functions. Poorly suited to anyone wanting first pick of units, since about 64% has sold, or needing a metro connection.
For investors
Two things genuinely support this. The unit mix has no studios at all — an even split of one- and two-bedroom apartments — which puts it outside Dubai's most oversupplied segment and into a tenant pool that moves less often. And Town Square already exists: parks, retail, schools and a resident population are operating now, so for a 2029-02-28 handover the amenities your tenant pays for will be in place rather than promised.
Nshama has delivered large parts of the community already, which is a record you can inspect. The qualifications are choice and location. About 64% has sold and absorption collapsed after March, so what is left is the tail of the release — ask for the availability list by floor.
Town Square is also well out along the Al Qudra road with no metro, which is the structural limit on rent growth there.
If you will live there
For a family this is a one- or two-bedroom in a master community that already works — parks, schools, retail and neighbours all present rather than promised — from a developer with completed phases you can walk through. The trade-offs are distance and transport: Town Square is car-dependent with no metro, and handover is 2029-02-28.
FAQs
What do buyers actually pay at Evelyn on the Park?
The Dubai Land Department records 167 purchases in 2026 at a median of AED 1,540,888, or AED 1,843 per square foot. The lowest recorded purchase was AED 1,069,888 and the highest AED 3,250,888. Prices paid, not asked.
Does Evelyn on the Park have studios?
No. Not a single studio appears in the 2026 recorded sales — the split is almost exactly even between one- and two-bedroom apartments, 81 each, with five three-bedroom purchases. That places it outside Dubai's most oversupplied segment entirely.
How much of the building is left?
About 64% has sold — 167 of 259 units. Absorption front-loaded into February and March then fell to single figures, so what remains is the tail of the release. Ask for the current availability list by floor and aspect.
When does Evelyn on the Park hand over?
Completion is filed with the Land Department for 2029-02-28, with construction at 0.02% as of 3 September 2026. Get the contractual date and its penalty clause into your sale agreement rather than relying on the filed date.
Is Town Square a good place to buy?
Its strength is that it already functions: parks, retail, schools and a resident population are operating now, so for a 2029 handover the amenities exist before you complete — unusual at this price. The limit is transport: it sits well out along the Al Qudra road with no metro station.
Does Evelyn on the Park have an open escrow account?
Yes, on the 2026 register with 259 units. Escrow is the legal gate before units may lawfully be sold. Confirm the account number with the Land Department on the day you transfer and pay into that account only.
