Amenities & Facilities
Is Azizi Lina a good investment? Our view
A studio-led Azizi building in Downtown Jebel Ali with one of the lowest recorded entry prices in our coverage, about 62% sold, escrow open, completion filed for 2028-09-30.
Who it suits
Suited to buyers whose binding constraint is capital — the lowest recorded purchase here is AED 350,000. Poorly suited to anyone needing more than a studio, or expecting the low ticket to mean a low rate per foot.
For investors
This is a low-entry-ticket position and should be judged as one. A lowest recorded purchase of AED 350,000 and a median of AED 591,850 is about as little capital as Dubai off-plan requires with a confirmed escrow account. Absorption has run steadily across four months rather than spiking, which suggests the price is genuinely accepted, and construction at 2.0% is further along than most of the corridor.
The risks are the familiar ones for this product and they stack. The building is almost entirely studios, the most oversupplied segment in Dubai. At AED 1,764 per square foot the rate is above Azizi Abraham nearby — the cheap ticket is small units, not cheap space.
And the Al Maktoum corridor matures into the 2030s while handover is 2028-09-30. Get a real current Downtown Jebel Ali studio rent before modelling anything.
If you will live there
For an owner-occupier this is one of the cheapest ways onto the ladder in our coverage, but it is a studio in an industrial and logistics district with no metro and a wait until 2028-09-30. If you need more than one room, this is not the building.

FAQs
What is the cheapest recorded purchase at Azizi Lina?
AED 350,000, recorded at the Dubai Land Department — among the lowest in our coverage. The median across 150 recorded 2026 purchases is AED 591,850, and the highest was AED 1,331,000, so the cheapest sits well below the typical purchase.
Is Azizi Lina good value per square foot?
Not especially. At AED 1,764 per square foot it is above Azizi Abraham nearby at AED 1,546 and close to Raw District at AED 1,800. The low ticket is unit size, not a discount on rate — compare per square foot before concluding anything from the headline price.
When does Azizi Lina hand over?
Completion is filed with the Land Department for 2028-09-30, with construction at 2.0% as of 3 September 2026 — further along than most projects on this corridor. Get the contractual date and its penalty clause into your sale agreement.
What unit types are there?
Almost entirely studios — 130 of the recorded 2026 sales — with 14 one-bedroom and 6 two-bedroom purchases. Studios are Dubai's most oversupplied segment, which caps rent growth structurally.
How much of Azizi Lina is left?
About 62% has sold — 150 of 242 units. Demand has been steady across four months rather than a single launch spike, which suggests the pricing is accepted rather than promoted.
Does Azizi Lina have an open escrow account?
Yes, on the 2026 register with 242 units. Escrow is the legal gate before units may lawfully be sold. Confirm the account number with the Land Department on the day you transfer funds.
