How the range is worked out

For your area and unit type we take every sale the Dubai Land Department recorded in 2026, work out the price per square foot of each, and keep the middle half — the range most buyers paid. Multiplied by your size, that is the range shown. Where your building has enough sales of its own, we show its median too. Unit types with fewer than 20 sales in an area are left out, because a range from a handful of sales is noise.

These are off-plan purchase prices. A finished unit, a high floor, a view or a renovation can sit above the range; an older building or a poor layout below it. For a mortgage, a Golden Visa or a legal matter you need an official valuation from an accepted valuer.

A fair starting point is what buyers paid for the same kind of home nearby. Floor, view, condition and the building itself move a specific unit's price, so treat it as a range, not a valuation.

Is this an official property valuation?

No. It is a range built from recorded off-plan purchase prices in the Dubai Land Department register. An official valuation — for a mortgage, a Golden Visa application or a legal matter — has to come from a valuer accepted for that purpose, such as a RERA-registered valuer or the bank's panel valuer. Ask them for their fee and turnaround before you book.

How do I get a property valuation for a Golden Visa in Dubai?

The property route to the 10-year Golden Visa is based on the value of property you own, and the application needs that value documented by the authorities or an accepted valuer. Requirements and thresholds change, so confirm the current rules with the Dubai Land Department or ICP before paying for a valuation. The range on this page can tell you whether you are near a threshold; it cannot be submitted.

It depends heavily on the area and the unit type. Among the busiest off-plan areas, recorded 2026 medians run from AED 1,248 to AED 3,596 per sq ft. The table on this page lists each area.

Why use recorded sale prices rather than listing prices?

Listings show what sellers hope to get; the register shows what buyers paid. Portals publish asking prices. The Dubai Land Department records every registered sale with its value and size, which is why the ranges here are built from it.
