We read the DLD register every morning. If the escrow status, completion date or unit count changes for Vista Ridge, we will email you. Nothing else.
Vista Ridge Handover Date & Construction Progress
What the Dubai Land Department register records for Vista Ridge as of 18 October 2026: how far it is built, the completion date filed with the DLD, and whether the escrow account is open. We track buildings registered or due to complete in 2026; phases outside that window are not listed.

Amenities & Facilities
Is Vista Ridge a good investment? Our view
An Emaar building in Emaar South, roughly 80% sold at AED 1,631 per square foot, effectively identical to neighbouring Grove Ridge on price and handover date.
Who it suits
Suited to buyers who want Emaar delivery certainty and a one- or two-bedroom in a master community. Poorly suited to anyone needing three bedrooms — only two such sales are recorded — or a near-term handover.
For investors
The case is Emaar's completion record, an open escrow account, and a product mix that avoids the studio glut entirely. Those are real and they are the reasons delivery risk here is about as low as Dubai off-plan gets. The qualification is concentration, and it is unusually specific.
Vista Ridge and Grove Ridge complete on the same day at effectively the same price, and Golf Vale and Golf Fields follow within months — four Emaar buildings into one community in one window. Add a district that absorbed roughly a quarter of all Dubai off-plan purchases this year and the competition at handover is heavy. Underwrite on today's Dubai South rents, not on the airport corridor's 2030s promise.
If you will live there
For an owner-occupier this is an Emaar one- or two-bedroom in the Emaar South community, with the delivery confidence that name carries. The trade-offs are the wait to 2029-09-30, a car-dependent location with no metro, and amenities that arrive alongside the housing rather than ahead of it.

FAQs
What do buyers actually pay at Vista Ridge?
The Dubai Land Department records 159 purchases in 2026 at a median of AED 2,003,888, or AED 1,631 per square foot. The lowest recorded purchase was AED 1,271,930 and the highest AED 3,509,888. Prices paid, not asked.
Vista Ridge or Grove Ridge — which is better value?
Neither, on the register. Both are Emaar Dubai South buildings completing 30 September 2029. Grove Ridge recorded 160 purchases at AED 1,625 per square foot, Vista Ridge 159 at AED 1,631 — under one per cent apart. Choose on floor, aspect and availability.
What unit types does Vista Ridge have?
Two-bedroom led with a substantial block of one-bedrooms, and only two three-bedroom sales recorded. If you need three bedrooms, this is not the building — Grove Ridge has more of them.
When does Vista Ridge hand over?
Completion is filed with the Land Department for 2029-09-30, with construction at 0.0% as of 3 September 2026. Get the contractual date and its penalty clause into your sale agreement rather than relying on the filed date.
How much is still available?
About 80% has sold — 159 recorded purchases against 198 units. The bulk went in February and March, so what remains is the tail of the release rather than the pick of it.
Does Vista Ridge have an open escrow account?
Yes, on the 2026 register with 198 units. Escrow is the legal gate before units may lawfully be sold. Confirm the account number with the Land Department on the day you transfer funds.
