Amenities & Facilities
Is Nuve By Zoya a good investment? Our view
A studio-led DLRC building at AED 1,550 per square foot, around 72% sold, with escrow open and a 2028 completion ahead of the market's supply peak.
Who it suits
Suited to buyers who want a low entry price in a district they can afford, with a confirmed escrow account and a handover ahead of the 2029 supply peak. Poorly suited to anyone needing more than a studio or one-bedroom, or relying on rent growth rather than a low entry price.
For investors
Two real advantages. The completion date of 2028-06-30 lands ahead of 2029, when the bulk of current Dubai registrations complete — reaching the letting market before the largest wave is worth more than it usually gets credit for. And escrow is confirmed open, which in Dubai Land Residence Complex is not a given: several neighbouring schemes in our coverage do not appear in the register data at all.
The constraints are structural. The building is studio-led, and studios are Dubai's most oversupplied segment; DLRC carries heavy competing supply; and Zoya One Real Estate Developments has no long completed record to inspect, so the escrow account and contract are your protection rather than precedent. Absorption has at least been steady across several months rather than a single spike, which suggests the price is genuinely accepted.
Get an actual current DLRC studio rent before modelling the yield.
If you will live there
For an owner-occupier this is an inexpensive studio or one-bedroom with a relatively near-term handover of 2028-06-30. The trade-offs are the district — DLRC is inland, car-dependent and has no metro — and a building dominated by small units, which means mostly tenants rather than owner neighbours.

FAQs
What do buyers actually pay at Nuve By Zoya?
The Dubai Land Department records 168 purchases in 2026 at a median of AED 705,000, or AED 1,550 per square foot. The lowest recorded purchase was AED 469,820 and the highest AED 1,474,000. Prices paid, not asked.
When does Nuve By Zoya hand over?
Completion is filed with the Land Department for 2028-06-30, with construction at 0.79% as of 31 August 2026. That is ahead of 2029, when the bulk of current Dubai registrations complete — a genuine advantage, because you reach the letting market before the largest wave.
Does Nuve By Zoya have an open escrow account?
Yes, on the Land Department register with 234 units. That is worth stating plainly, because several neighbouring Dubai Land Residence Complex schemes in our coverage do not appear in the register data at all. Confirm the account number with the Land Department on the day you transfer.
How much of Nuve By Zoya is left?
About 72% has sold — 168 recorded purchases against 234 units — so roughly a quarter remains. Sales have been steady across several months rather than a single launch spike, which suggests the pricing is genuinely accepted rather than promoted.
What unit types does Nuve By Zoya offer?
Studio-led, with a solid block of one-bedrooms and a few two-bedroom sales. Studios are Dubai's most oversupplied segment, which is the main structural limit on rent growth here.
Is Dubai Land Residence Complex a good place to buy?
It is among the cheapest entry points in Dubai, inland and car-dependent with no metro. That low base draws first-time buyers and smaller developers, so the escrow account matters more here than in most districts. Buy on the contract and a confirmed escrow account rather than on price alone.
