Amenities & Facilities
Is Arian by Azizi a good investment? Our view
One of the cheapest developments we track at AED 1,644 per square foot — below even Azizi's own average — on the Jebel Ali corridor, with the delivery risk that implies.
Who it suits
Suited to entry-level investors who want the lowest realistic price in Dubai and are taking a deliberate long position on the Jebel Ali corridor. Poorly suited to anyone needing a settled neighbourhood, metro access, or a dependable handover date.
For investors
The number is the whole case. At AED 1,644 per square foot Arian clears below Azizi's portfolio-wide median of AED 1,764, and Azizi is already the cheapest of the major Dubai developers. There is very little priced lower anywhere in the emirate, and the gross yield arithmetic works comfortably from an entry point like that.
The mix helps a little too: 206 studios against 151 one-bedrooms, so 41% of the building is a product with a deeper tenant pool than the studio glut. Three things weigh against it and none should be skipped. Location maturity: Downtown Jebel Ali is being built rather than established, with no metro and amenities arriving alongside the buildings, so near-term rent growth is capped and your tenant pool is limited to people who work nearby or want maximum space per dirham.
Delivery: Azizi shows the widest announced-versus-actual handover gap in our project set, and a delay costs real money because instalments continue while income does not start and resale is unavailable — price slippage in before concluding it is cheap. Verification: Arian falls outside the DLD 2026 register, so escrow status and filed completion dates are not visible to us and that check is entirely yours. Finally, 333 of the 368 sales landed between May and July, so launch pricing has passed and the AED 626,500 median is your benchmark rather than a current asking price.
If you will live there
For an end user this is among the cheapest ways to own a new-build apartment in Dubai, with a reasonable chance of a one-bedroom rather than a studio. The honest caveats are substantial: Downtown Jebel Ali is still being built out, there is no metro so a car is essential, it is a long drive from central Dubai, and the district's appeal depends on infrastructure being delivered over the coming decade.

FAQs
What do buyers actually pay at Arian by Azizi?
Across 368 recorded Dubai Land Department purchases in 2026 the median paid is AED 626,500, at AED 1,644 per square foot. That is below Azizi's own portfolio-wide weighted median of AED 1,764, and Azizi is already the cheapest of the major Dubai developers — so this sits near the floor of the market.
Is Arian by Azizi still selling?
The main release has passed. Recorded purchases ran 73 in May, 162 in June and 98 in July — about 90% of the year in three months — before falling to 11 in August. Treat the AED 626,500 median as your benchmark rather than a current asking price, and expect anything offered now to be a late release or a resale.
Where is Arian by Azizi?
In Downtown Jebel Ali, at the southern end of the Sheikh Zayed Road corridor toward Jebel Ali port and the Al Maktoum International Airport growth area. It is a district being built rather than an established neighbourhood — amenities arrive alongside the buildings and there is no metro station.
Is Azizi a reliable developer?
It is the highest-volume off-plan seller in Dubai, with 9,988 recorded purchases in 2026, and genuinely the cheapest of the majors. Delivery is its weak point: it shows the widest gap in our project set between announced and actual handover dates. That has a direct cost, because your payment schedule continues through a delay while rental income does not start and resale is unavailable.
What unit sizes does Arian by Azizi offer?
Recorded sales were 206 studios, 151 one-bedrooms, 10 two-bedrooms and one three-bedroom. At roughly 56% studios you face real same-product competition, but the 41% one-bedroom share gives a deeper tenant pool than most developments at this price point.
Does Arian by Azizi have an open escrow account?
We cannot tell you from our data. Arian falls outside the DLD 2026 registration year, so escrow status, registered unit counts and filed completion dates do not appear in our snapshot. Ask for the project and escrow account numbers in writing and verify them directly with the Land Department before transferring money.
Is Arian by Azizi a good investment?
The entry price is the argument and it is a real one — below Azizi's own median, near the floor of the Dubai market, with yield arithmetic that works on modest rents. Against it: Downtown Jebel Ali is still being built with no metro to support rent growth, Azizi's handover dates have historically moved, launch pricing has passed, and escrow verification falls entirely to you. A yield and long-corridor play, not an appreciation story.
