Suited to investors buying a branded address for resale recognition who accept a per-square-foot premium and heavy studio competition. Poorly suited to yield-first buyers or families — two and three-bedroom units are a small fraction of the stock.

Start with the number the brochure omits: AED 3,521 per square foot is what buyers actually paid, roughly twice the Dubai mid-market rate and level with in Business Bay.
