Is Grove Ridge a good investment? Our view
An Emaar building in Emaar South, around 83% sold at AED 1,625 per square foot, with escrow open and completion filed for 2029-09-30.
Who it suits
Suited to buyers who want Emaar's delivery record and two-bedroom family stock rather than studios, and who can wait until 2029. Poorly suited to anyone needing near-term handover or first pick of units, given roughly 83% has already sold.
For investors
Delivery risk is genuinely low here: Emaar has the strongest completion record we measure, escrow is open, and the product avoids the studio glut — two- and one-bedroom apartments lead the record, which means longer tenancies and lower turnover than small-unit stock. Absorption is the risk that is not low. Completion is filed for 2029-09-30, and Emaar completes Vista Ridge on the same day plus Golf Vale and Golf Fields within months, all into the same community.
Dubai South took roughly a quarter of all Dubai off-plan purchases this year. You will be letting into that cohort, so underwrite the rent on what the district achieves today and treat the Al Maktoum corridor as upside.
If you will live there
For a family this is an Emaar two- or three-bedroom in a master community, from the developer with the best completion record in Dubai. The trade-offs are the wait to 2029-09-30 and the location: Dubai South is car-dependent with no metro, and amenities arrive alongside the housing.

FAQs
What do buyers actually pay at Grove Ridge?
The Dubai Land Department records 160 purchases in 2026 at a median of AED 1,999,888, or AED 1,625 per square foot. The lowest recorded purchase was AED 1,260,170 and the highest AED 3,521,888. Prices paid, not asked.
What is the difference between Grove Ridge and Vista Ridge?
Very little on the data. Both are Emaar Dubai South buildings completing on the same day. Vista Ridge recorded 159 purchases at AED 1,631 per square foot; Grove Ridge 160 at AED 1,625 — within half a per cent. Choose on the specific unit, floor and aspect rather than on the building.
How much of Grove Ridge is left?
About 83% has sold — 160 recorded purchases against 193 registered units. Most of that went in the first quarter, so what remains is the tail of the release. Ask for the current availability list by floor and aspect.
When does Grove Ridge hand over?
Completion is filed with the Land Department for 2029-09-30, with construction at 0.0% as of 3 September 2026. Three years out and not yet started is normal at this stage, but get the contractual date and its penalty clause into your sale agreement.
Does Grove Ridge have an open escrow account?
Yes, on the 2026 register with 193 units. Escrow is the legal gate before units may lawfully be sold. Confirm the account number with the Land Department on the day you transfer and pay into that account only.
Is Emaar a reliable developer?
It holds the strongest completion record in our dataset and was the only major developer with an open escrow account on every one of its 2026 registrations. That is the main reason a 2029 handover from Emaar carries less risk than the same date from a developer with no record to inspect.
