Amenities & Facilities
Is Golf Vale a good investment? Our view
An Emaar building in the Emaar South golf community, around 89% sold at AED 1,663 per square foot, with escrow open and completion filed for 2030-03-31.
Who it suits
Suited to buyers who want Emaar's delivery record and one- or two-bedroom stock rather than studios, and who can wait until 2030. Poorly suited to anyone needing near-term handover or first pick of units, given roughly 89% has already sold.
For investors
Delivery risk here is genuinely low: Emaar holds the strongest completion record we measure, escrow is open, and this is its dedicated Dubai South vehicle. The product also avoids the studio glut — the recorded sales split almost evenly between one- and two-bedroom apartments, which means longer tenancies. Absorption is the risk that is not low.
Completion is filed for 2030-03-31, sister scheme Golf Fields completes a month earlier in the same community having sold its entire release, and Dubai South took roughly a quarter of all Dubai off-plan purchases this year with most of it landing 2028 to 2030. You will be letting into that. Underwrite the rent on what the district achieves today, and treat the Al Maktoum corridor as upside rather than the basis of the case.
If you will live there
For a family this is an Emaar one- or two-bedroom in a golf community, from the developer with the best completion record in Dubai. The trade-offs are the wait — handover is 2030-03-31 — and the location: Dubai South is car-dependent with no metro, and the community amenities arrive alongside the housing.

FAQs
What do buyers actually pay at Golf Vale?
The Dubai Land Department records 232 purchases in 2026 at a median of AED 1,459,388, or AED 1,663 per square foot. The lowest recorded purchase was AED 1,084,351 and the highest AED 3,526,888. Prices paid, not asked.
How much of Golf Vale is left?
Roughly 89% has sold — 232 recorded purchases against 262 registered units — so limited stock remains and what is left is the tail of the release rather than the pick of it. Ask for the current availability list by floor and aspect.
When does Golf Vale hand over?
Completion is filed with the Land Department for 2030-03-31, with construction at 0.0% as of 31 August 2026. That is nearly four years out with nothing built yet, which is normal at this stage — but get the contractual date and its penalty clause into your sale agreement.
Is Emaar a reliable developer?
It holds the strongest completion record in our dataset and was the only major developer with an open escrow account on every one of its 2026 registrations. That is the main reason a 2030 handover from Emaar carries less risk than the same date from a developer with no record to inspect.
What is the difference between Golf Vale and Golf Fields?
Both are Emaar schemes in the same Emaar South community, completing within a month of each other. Golf Fields sold its entire 181-unit release in August 2026 at AED 1,580 per square foot; Golf Vale is around 89% sold of 262 units at AED 1,663. They reach the market together, which is the main competitive pressure on both.
Is Dubai South worth buying into?
It is the largest district in Dubai by off-plan volume and is priced on the Al Maktoum airport corridor, which is real and government-backed. The caveat is timing: the corridor matures into the 2030s while your handover is 2030, so you will let into the district as it is rather than as planned. Price the yield available now.
