Recorded sales, registered units, late projects and cancellations: Dubai Land Department register, captured 2026-09-22. Group posts and typical discount: our own scans of developer and broker groups — counts only, never a broker or a group name. How we calculate this.
How the score works
- 55 points — recorded sales. Off-plan sales registered with the DLD this year, relative to the busiest developer.
- 20 points — sellable stock. Units in their registered projects, so a developer with nothing left to sell does not outrank one with inventory.
- 20 points — delivery. The share of projects due that are running behind, plus a penalty for cancelled projects.
- 5 points — group traction. How often their stock appears in the broker groups we read.
Nothing on this page can be bought. If a developer thinks a number is wrong, the DLD register is the source and we will correct it the same day.
Questions
Which Dubai developer sells the most off-plan?
Azizi Developments has the most recorded off-plan sales this year in the Dubai Land Department register: 9,279 recorded sales across 6 projects.
How is this ranking calculated?
Recorded DLD off-plan sales this year (55 points), units currently registered and sellable (20), delivery record — the share of due projects running late plus cancelled projects (20), and how often the developer's stock appears in broker groups (5). Nothing is paid for and nothing is an opinion; every input is on the page.
Does a high ranking mean the developer is a good investment?
No. It measures what is selling and what is being delivered, which is what a broker needs before choosing what to pitch. A buyer should also check the individual project: its escrow, its construction progress and its price against recorded sales in the same area.
Broker Pulse turns the developer and broker groups you are already in into a clean feed — launches, discounts, cancellation units, payment plan changes — with every asking price checked against recorded DLD sales.
