The pound effect: Dubai is 5% cheaper in pounds than in 2024
The dirham is pegged to the US dollar, so when the pound rises against the dollar a Dubai home costs a UK buyer less, even if its dirham price never moves. An AED 1 million home cost about £214,000 in January 2024 and £204,000 on 19 Oct 2026.

What it costs to buy, in pounds
Dubai charges every nationality the same: the Dubai Land Department transfer fee of 4% of the price, a trustee office fee of AED 4,000 + VAT and a title deed fee of about AED 250–580. There is no stamp duty surcharge for overseas buyers. At today's rate:
| Price | 4% DLD fee | Trustee + deed | Fees total |
|---|---|---|---|
| AED 1,000,000£205,000 | £8,180 | £978 | £9,160 |
| AED 1,500,000£307,000 | £12,270 | £978 | £13,250 |
| AED 2,000,000£409,000 | £16,360 | £978 | £17,340 |
Title deed taken at the upper end, AED 580. Excludes broker commission (usually 2% + VAT on a resale) and mortgage registration (0.25% of the loan + AED 290). Every Dubai purchase fee, explained.
Buying without flying in
- A power of attorney lets someone in Dubai sign the transfer for you. The UAE Embassy in London says it must be signed before a UK notary or solicitor.
- The FCDO legalises it, then the UAE Embassy attests it. An apostille alone is not enough: the UAE is not party to the Apostille Convention.
- Pay into the project's escrow account for an off-plan home, never to an agent or a personal account. Check the escrow account is open on the DLD project status tracker first.
Mortgages
UK mortgage lenders lend against property in the UK. Buyers from the UK usually pay cash, release equity from a UK home, or borrow from a UAE bank. UAE banks set their own limits for non-residents, commonly 50–60% of the value of a ready home; there is no separate Central Bank figure for non-residents, so ask the bank. Off-plan homes are usually paid through the developer's payment plan.
UK tax on a Dubai property
- In Dubai: no annual property tax, and no tax on rent or on a gain when you sell. You pay the 4% transfer fee once, and a yearly service charge.
- In the UK: as a UK resident, rent from Dubai is foreign income on your Self Assessment return.
- When you sell: the gain is subject to UK Capital Gains Tax at 18% or 24% for residential property, after the £3,000 annual allowance (2026/27, gov.uk). Dubai charges no tax to offset against it.
Golden visa through property
The UAE's real estate route needs property worth at least AED 2 million, about £409,000 today. 42 of the projects above had a median sale at or above that in Jan–Sep 2026. Rules for off-plan and mortgaged property change, so confirm with the Dubai Land Department before you count on it.
