Six Samana projects are past their filed completion dates
The register shows six Samana projects past the completion date Samana filed. Samana Mykonos in Dubai Studio City is 91.1% built and Samana Waves in JVC 90.6%, both filed for April 2026. Samana Mykonos Signature in Arjan is 86.0% built, also filed for April 2026. Samana Skyros in Arjan and Miami in JVT are both 71.3% built, filed for April and July 2026. Samana Waves 2 in JVC is 52.1% built against a filed March 2026.
The first three are close to finished. Waves 2, at about half built seven months after its filed date, is the one where buyers should expect the longest wait.

One row per project on the Dubai Land Department register, ordered by the completion date the developer filed. "Built" is the construction progress the register reports. A project marked "Past filed date" has passed its filed completion date without being finished. Sales are 2026 off-plan transactions recorded by the DLD, with the median price per square foot.

The 2026 launches: Business Hub, South Haven and Portside
Samana's newer projects show up in the 2026 sales. Samana Business Hub recorded 153 sales at a median AED 1,924 per square foot, Samana South Haven 113 at AED 1,578, and Portside 70 at AED 1,681. Business Hub, Portside, Portside 2 and Downtown One are all filed in Jabal Ali Industrial Second, with completion between June and December 2029.
Three more projects due in late 2026 look tight: California 2 at 33.7% built (filed October 2026), Manhattan 2 at 21.2% (November 2026) and Ocean Pearl on Dubai Islands at 25.1% (December 2026).

Samana Barari Resort and Eden Barari: no escrow yet
Samana Barari Resort and Samana Eden Barari in Majan are registered as pending with no open escrow account. Their declared values are AED 247 million and AED 306 million, with completion filed for 2030 and December 2029.
Until the escrow account opens, units cannot lawfully be sold and payments are not protected by the escrow system. If you are offered a unit in either, ask for the escrow account number in writing and check it first.
