Before You Pay: Check Sela Against the DLD Register
Marketing material is written by the seller. The Dubai Land Department register is not. These are the facts filed with the government for this project — escrow status, unit count, construction progress and the completion date on record. Free, no email needed.
Want to know if any of this changes?
We read the DLD register every morning. If the escrow status, completion date or unit count changes for Sela, we will email you. Nothing else.
Sela Handover Date & Construction Progress
What the Dubai Land Department register records for Sela as of 15 October 2026: how far it is built, the completion date filed with the DLD, and whether the escrow account is open. We track buildings registered or due to complete in 2026; phases outside that window are not listed.
No escrow account means units cannot lawfully be sold yet, and a payment made now would sit outside the protection of the off-plan escrow law. How to check a Dubai escrow account before you pay →
The completion date that binds the developer is the one in your sale agreement (SPA) or Oqood. If it differs from the DLD filing above, ask why before you pay. What the escrow rules require →

Is Sela a good investment? Our view
Sela is registered with the Dubai Land Department in Nad Al Shiba First by AMWAJ ALKHALEEJ REAL ESTATE DEVELOPMENT L.L.C. The register shows a declared project value of AED 60M, 104 units filed, construction starting 30 June 2026 and a registered completion of 31 December 2028. FAQs
What is the payment plan for Sela?
No payment plan has been released for Sela yet. A payment plan can only be collected once an escrow account is open, because the instalments must be paid into it. If you are shown one now, ask which escrow account it pays into.
What is the starting price at Sela?
No launch price is published. The register declares a total project value of AED 60M, which is a build cost rather than a selling price. We will add the price when one is published, and we do not estimate it.
When is Sela handover?
The register files completion for 31 December 2028. That is the developer's filed date, not a promise — we track filed dates against actual construction progress, and slippage is common.
Is Sela registered with the DLD?
It is registered, but no escrow account is open yet. Until one is, units cannot legally be sold.
Who is the developer of Sela?
The developer entity on the register is AMWAJ ALKHALEEJ REAL ESTATE DEVELOPMENT L.L.C. The register files 104 units. Single-project companies are normal in Dubai, so the entity on the register often differs from the brand used in marketing.

⚠️ Pre-launch project — not yet available for sale
This project is registered with the Dubai Land Department but its escrow account is not yet open. Under Dubai law, off-plan units cannot legally be sold before the project escrow account is registered, so no official price list, payment plan or sales channel exists at this stage. Be cautious of anyone offering to sell or reserve a unit in this project today.
