Both are quoted to complete within months

Binghatti Hillcrest is quoted for Q4 2026 and One Beverly for December 2026. Against a market where most off-plan stock completes between 2029 and 2032, both of these are effectively finished products.

That changes what this comparison is for. With a 2030 handover you are assessing a promise, and the register is most of what you have. With a handover in a matter of months you can go and look: the structure exists, the finishes are going in, and the difference between the brochure and the building is visible.

So treat the numbers below as the starting point rather than the decision. For either of these, an inspection and a conversation with the site team will tell you more than any figure on this page. If a developer will not let you see a building that is supposedly weeks from completion, that is itself informative.

One question is specific to near-complete buildings and worth asking of both: whether the building has received, or is on track to receive, its completion certificate. A quoted handover date and a certified, handover-ready building are not the same thing, and the gap between them is where most delays actually live. Ask for the certificate status in writing.

Both are studio-led — 92 of Hillcrest's sales and 49 of One Beverly's — and both sit in Arjan, a mid-market district in Al Barsha South with reasonable road access and no metro. Neither has a location advantage over the other.

Both projects hold open escrow accounts on the Land Department register: One Beverly registered in 2024 and Binghatti Hillcrest in 2025. On the single legal protection available to an off-plan buyer, these two are equal.

That is worth stating plainly, because a project's absence from the current year's register file is easy to mistake for an absent escrow account. It is not the same thing. The register is published by registration year, and a project registered in 2024 simply does not appear in the 2026 file. Both of these were registered before 2026 and both have accounts open.

The step that still matters is confirming the account number for your specific tower with the Land Department on the day you transfer, and paying into that account and no other. An open account on the register tells you the legal gate has been passed; it does not tell you the number your money should go to.
