Danube sold more in 2026 than its project count suggests
Seven projects is a small register next to Binghatti or Emaar, but Danube's 2026 launches sell in volume. The DLD recorded 595 sales at Serenz in JVC, 551 at Shahrukhz on Sheikh Zayed Road (Al Safouh First on the register), 432 at Breez in Dubai Maritime City and 160 at Greenz in Academic City. That is close to 1,750 off-plan sales across four projects that were all registered this year.
The prices spread wider than the brand's budget image. Serenz sold at a median AED 2,256 per square foot, Breez at AED 3,500 and Shahrukhz at AED 4,131. Greenz recorded a median ticket of about AED 4.4 million, which puts it in a different market from the studios Danube is known for.
Four 2026 launches, roughly 1,750 sales recorded, all with completion filed for 2029.
Every Danube project: handover date and % built
One row per project on the Dubai Land Department register, ordered by the completion date the developer filed. "Built" is the construction progress the register reports. A project marked "Past filed date" has passed its filed completion date without being finished. Sales are 2026 off-plan transactions recorded by the DLD, with the median price per square foot.
| Project | Area | Built | Filed completion | Status | 2026 sales |
|---|---|---|---|---|---|
| Sportz by Danube | Dubai Sports City | 80.2% | Mar 2026 | Past filed date | 44 sales, AED 1,595/sqft |
| Viewz 1 by Danube | JLT | 66.5% | Jun 2026 | Past filed date | 17 sales, AED 2,372/sqft |
| Viewz 2 by Danube | JLT | 65% | Jun 2026 | Past filed date | 26 sales, AED 2,209/sqft |
| Breez by Danube | Dubai Maritime City | 0.1% | Jun 2029 | On register | 432 sales, AED 3,500/sqft |
| Shahrukhz by Danube | Al Safouh First | 1.9% | Jun 2029 | On register | 551 sales, AED 4,131/sqft |
| Greenz by Danube | Academic City | 0.1% | Dec 2029 | On register | 160 sales, AED 2,737/sqft |
| Serenz by Danube | JVC | 0.1% | Dec 2029 | On register | 595 sales, AED 2,256/sqft |
Sportz and Viewz: past the filed date, not yet finished
Three older Danube projects are past the completion dates on the register. Sportz by Danube in Dubai Sports City shows 80.2% built against a filed completion of 30 March 2026. Viewz 1 and Viewz 2 in JLT show 66.5% and 65.0% built against 30 June 2026.
This does not mean the projects have stopped. Developers often file optimistic dates and extend them, and the register only changes when the developer files an update. It does mean that if you are buying a resale unit in Sportz or Viewz, or waiting on a handover, the date in the brochure is not the date to plan around. At their current progress, Viewz 1 and 2 are more than a third of the way from finished.
Sportz: 80.2% built, filed for March 2026. Viewz 1 and 2: about 65% built, filed for June 2026.
What the 2029 dates mean for buyers on a 1% plan
Breez, Greenz, Serenz and Shahrukhz all show construction at 0.1% to 1.9% and filed completion in June or December 2029. On a 1% monthly plan, a buyer pays a large share of the price before handover. That makes the construction pace the main risk to watch, more than the price.
Two checks are worth making before paying. First, confirm the escrow account in writing: all seven Danube projects show an open escrow account on the register today. Second, look at the progress figure every few months. The register updates when the escrow engineer reports, so a project that stays near 0% for a year is a signal, whatever the marketing says.
