Rosewell follows with 95 sales at AED 1,778 (December 2028), then Oakmont with 42 at AED 1,940 (April 2029), Fiori with 31 at AED 1,683 (June 2028) and Olbia with 24 at AED 1,543 (May 2028).
Montclair, the sixth, is registered as pending with no open escrow account yet, and completion filed for May 2029. Until the escrow account opens, units cannot lawfully be sold.

One row per project on the Dubai Land Department register, ordered by the completion date the developer filed. "Built" is the construction progress the register reports. A project marked "Past filed date" has passed its filed completion date without being finished. Sales are 2026 off-plan transactions recorded by the DLD, with the median price per square foot.

What six launches at once means for Town Square
About 1,060 new units from one developer in one community, all completing within a year of each other, will compete with each other at handover for tenants and resale buyers. That does not make them poor buys, but it makes the choice of building and unit matter: park-facing units, larger layouts and the earlier completions (Olbia and Fiori in 2028) will stand out more than identical units in the same stack.
