DLD waiver in Dubai: what it means, and whether it is real
A DLD waiver means the developer pays the 4% Dubai Land Department fee for you. It is a real saving only if the price was not raised to cover it, and you can check that below against what buyers actually paid.
DLD waiver questions
What does DLD waiver mean?
A DLD waiver means the developer pays the 4% Dubai Land Department transfer fee instead of you. The fee itself is not cancelled: the Land Department still collects it, from the developer. On an AED 1,500,000 apartment that is AED 60,000 you do not pay at booking.
Is a DLD waiver a real saving?
Only if the price is not higher because of it. Compare what buyers paid per square foot in the project with the median for its area: a project selling more than 4% above its area may be recovering the waiver in the price. The checker on this page does that comparison from DLD sales.
Can I get a DLD waiver on a ready property?
Waivers are a developer promotion, so they apply to sales by a developer, mostly off-plan. On a resale the buyer normally pays the 4%; the seller can agree to pay some or all of it, but that is a negotiation written into the sale contract, not a waiver.
Is there a DLD waiver for first-time buyers?
Dubai's First-Time Home Buyer Programme (Dubai Land Department, for UAE residents buying their first home under AED 5 million) is reported to give priority access to launches, preferential prices and the option to pay the DLD fee in instalments. Published sources disagree on whether the fee is waived, so treat any full waiver as a developer offer and confirm it with the DLD before you rely on it.
Does DAMAC offer a 4% DLD waiver?
Buyers search for it often, but waivers are run launch by launch and change without notice, so ask the developer or your broker which DAMAC projects carry one today. If you are offered one, get it written into the sale agreement, and use the checker on this page with that DAMAC project to see whether its price per square foot sits above its area.

Most waivers are advertised by developers and brokers, not in the news, so this list is short. Confirm any offer in your sale agreement.
How the check works: median price per sq ft of every off-plan sale the Dubai Land Department recorded in 2026 in the project, against the sales-weighted median of the other projects in the same area. 48 of 130 projects sell more than 4% above their area. A premium can also reflect a better building, view or brand, so read it as a question to ask, not a verdict.
