A market dominated by small units reports a higher price per square foot even when each home is cheap. Dubai South's median sale of AED 1,132,926 buys a smaller home than JVC's AED 1,095,073. The per-foot figure is the fair comparison, and on that basis the two are close, with Dubai South slightly ahead.

Scale, concentration and delivery
Dubai South's volume is concentrated: its busiest projects are Azizi Venice 14 (1,921), Azizi Venice 6 (935), Azizi Venice 15 (753). JVC's are Serenz by Danube (529), Stax (207), Pearl House IV by Imtiaz (152).
On delivery, 24 of JVC's 46 projects filed to complete in 2026 are past that date and unfinished, against 6 of 22 in Dubai South. Of the projects registered in Dubai South in 2026, 35 of 50 hold an open escrow account; in JVC, 15 of 18.

Every figure is from the Dubai Land Department transaction register, off-plan sales January to 17 September 2026, read on 17 September 2026. Prices are medians of what buyers actually paid, pooled across all recorded off-plan sales in each community — not asking prices and not an average of project averages. 'Past their 2026 date' counts projects whose filed completion date in the register has already passed without the project being recorded as finished; the register can lag a real site, so verify any single project in Dubai REST.
