Supply and delivery
JVC is the far larger market: 4,236 recorded sales across 150 developments, against Arjan's 1,544 across 34. More choice in JVC, and more competing supply when those buildings complete and look for tenants.
On delivery, 24 of the 46 JVC projects filed to complete in 2026 are already past that date and unfinished; in Arjan it is 5 of 11. Both are high shares, and JVC's is the larger by count.

Prices are medians of what buyers actually paid, pooled across all recorded off-plan sales in each community — not asking prices and not an average of project averages. 'Past their 2026 date' counts projects whose filed completion date in the register has already passed without the project being recorded as finished; the register can lag a real site, so verify any single project in Dubai REST.
