Highest service charges in Dubai 2026

The Residences South - TRS Commercial in Palm Jumeirah carries the highest RERA-approved rate we hold at AED 100.22 per square foot per year for 2026, against a Dubai median of AED 13.09. Rates at this level are branded residences, serviced towers and buildings with district cooling, concierge and extensive leisure facilities inside the budget.

Anything much above AED 25 per square foot is at the top end for a normal residential tower. The Dubai median across every building in the register is AED 13.09, most apartments fall between AED 10 and 30, and only branded or ultra-prime stock clears AED 45. A high rate is not automatically bad value — chilled water, concierge and pools cost money, and they are part of what the unit rents for — but it should be visible before you buy, not after.

First check the approved rate for your building on its page here and compare it with the amount you are invoiced: if you are billed materially above the approved figure, ask your owners association for the Mollak breakdown. The budget is submitted to RERA annually and must be justified line by line, so owners can question it, attend the owners association meeting, and raise a complaint with RERA if the charge does not match an approved budget.
