These are the projects that appeared on the DLD register between 12 Sep 2026 and 11 Oct 2026. "First listed" is the date the project showed up in our reading of the register. The register does not publish a registration date of its own, and we do not read it every single day, so the real registration happened on or shortly before the date shown.

The escrow column is the one worth your attention. Until that account is open the developer cannot lawfully take your money, however far along the marketing is.

How this Dubai new launches tracker differs from the portal round-ups

Property portals build their monthly launch lists from developer announcements, so a project appears when its marketing starts. We build this one from the Dubai Land Department's own project register, so a project appears when the government records it.

The two do not line up. A project can be advertised for weeks before it is registered, and some registered projects are never marketed at all. Neither list is wrong; they are answering different questions. If you want to know what you can legally buy into today, the register is the one that counts.

What to check before you buy any of these

A new registration tells you a project exists on paper. It does not tell you the developer will deliver it.

Confirm the escrow account is open and that your payments go into it, not into a company account. Look at what the same developer has already finished and handed over, not at what they have announced. Check the completion date recorded on the register against the one in the brochure. All three are public, and all three are checkable before you commit.

Each launch in detail

One entry per project, straight from the register. There is no starting price here because the register does not record one - that figure comes from the developer, and this page only carries what the Land Department has on file. What you get instead is the filed completion date and the escrow position, neither of which appears in a launch announcement.

Gloas

Where new projects in Dubai fit in the wider off-plan market

The 22 launches above are the newest end of a much larger pipeline. At any time there are several hundred off plan projects in Dubai at some stage of construction, and most of what is marketed as new has been on the register for months.

That is the practical difference between this page and a launch round-up. A round-up tells you what is being advertised this month. The register tells you what exists, when it was recorded, and whether the developer is yet allowed to take your money. If you are weighing Dubai off plan property generally rather than one project, start from the escrow position and the delivery record of the developer, because those are the two things that decide whether a launch becomes a home.
