Who pays the 4% DLD fee

Officially 2% from each side; most contracts put all 4% on the buyer. Some developers pay it as a launch offer.

Mortgage

Agent commission is not set by law — 2% + VAT is common on resales; buying off-plan straight from a developer usually has none. A developer's own admin charge varies; ask for it in writing. Buying an off-plan unit as a resale through a trustee office adds that office's Oqood service fee of AED 5,000 + VAT.

Not DLD fees, so not fixed here: agent commission, a developer's admin or registration charge, and your bank's arrangement and valuation fees. The calculator lets you enter them. Off-plan purchases are registered through the developer on Oqood; the trustee office fee above applies to sales registered at a trustee office, which is the normal route for a ready property.

How much is the DLD fee when buying property in Dubai?

The Dubai Land Department transfer fee is 4% of the price. Officially it is 2% from the buyer and 2% from the seller, but in most sales the buyer pays the full 4% by agreement — check your sale contract. On top of that come the trustee office fee (AED 4,000 + VAT for properties of AED 500,000 or more, AED 2,000 + VAT below), AED 250 for the title deed, AED 250 for the map and AED 20 in knowledge and innovation fees.

Are Dubai property fees different for Indians, Americans or UK buyers?

No. The Dubai Land Department charges the same fees whatever your nationality — the 4% transfer fee, the trustee fee and the registration fees are identical for UAE nationals, residents and overseas buyers from India, the US, the UK or anywhere else. What can differ is what your own country taxes you on at home, which is a question for a tax adviser there.

What is the Oqood fee?

Oqood is the Dubai Land Department register for off-plan sales. Registering an off-plan purchase carries the same 4% (2% buyer, 2% seller) plus AED 20 in knowledge and innovation fees. Developers often add their own admin or registration charge on top, and some pay part of the 4% as a launch incentive — both are set by the developer, so ask for the figure in writing.

How much are mortgage registration fees in Dubai?

The Dubai Land Department charges 0.25% of the loan amount to register a mortgage, plus AED 250 for the title deed and AED 20 in knowledge and innovation fees. Your bank will also charge its own fees — usually an arrangement fee and a valuation fee — which are not DLD fees.

Do I pay VAT on a Dubai property purchase?

Not on the price of a residential property. VAT at 5% applies to service charges such as the trustee office fee and agent commission, which is why those are shown "+ VAT".

How much should I budget on top of the property price?

For a ready property bought through an agent with cash, expect roughly 6–7% on top of the price: the 4% DLD fee, about 2% agent commission plus VAT, and a few thousand dirhams in registration fees. A mortgage adds 0.25% of the loan plus your bank's fees. An off-plan purchase from the developer usually has no agent commission.
