Most "distress deals" sent round broker groups are ordinary prices with an urgent label. The only way to know is to compare the asking price with what buyers actually paid for the same kind of home in the same area. The checker below does that against Dubai Land Department sales, January to September 2026, for any deal from any broker.

What "distressed property" means in Dubai
A distress deal is a home the seller needs to sell fast, so they price it below comparable sales. In the off-plan market it is usually a buyer who cannot keep paying the instalments and sells their contract before handover; in ready property it is often someone relocating or needing cash. Brokers use the word loosely, so treat the label as a claim to check, not a fact.
5 checks before you pay for a distress deal
- The price. Use the checker above. A price inside the usual range is a normal price, whatever the listing says.
- The project is real and funded. Confirm it is registered with the Dubai Land Department and its escrow account is open. Check our cancelled projects list too.
- What the seller has paid, and what you still owe. On an off-plan resale you take over the remaining instalments. Get the developer's statement of account, not the seller's word.
- The transfer costs. The 4% DLD fee plus the developer's NOC or transfer fee. Work them out with the fees calculator.
- The handover date. Compare the date you are promised with the completion date filed with the DLD; each project page on this site shows it.

What is a distress deal in Dubai?

The price against recorded sales; that the project is registered with the DLD and its escrow account is open; how much the seller has already paid and what you must pay the developer; the developer's transfer (NOC) fee and the 4% DLD fee; and the handover date filed with the DLD.
