Every figure on this page is computed from the Dubai Land Department’s open registers. Nothing is typed in by hand and nothing is repeated from a press release. The page rebuilds itself from the latest snapshot, so it is current on the day you read it.

One caveat that applies to every recent figure. The Land Department backfills transactions for weeks after a month ends, so the most recent month always understates itself and will rise. We learned this the hard way: we once published August at 7,591 purchases and called it complete, and it later settled 7,973. Quarterly figures are the reliable unit of comparison; treat the newest month as provisional.

Escrow accounts

An escrow account is the legal gate before units may lawfully be sold, and the mechanism that ring-fences a buyer’s payments. A project absent from a given year’s file has not necessarily failed to open one — it is usually registered in a different year.

Delivery outlook

Comparing each project’s filed completion date against the time its remaining construction normally takes for a scheme of its size. This measures the gap between a filed date and a normal build; it is not a prediction that any project will be late, and developers do compress schedules.
