# Certified Poor

Independent Dubai off-plan property intelligence. Analysis is produced in-house from the Dubai Land Department open project register and other primary sources — not from developer marketing. Certified Poor is not a listing portal and earns no commission on sales, so project assessments include the negative findings that sales-driven sites omit.

## Note on cadastral vs marketing names

Dubai Land Department records use cadastral area names that differ from the names used in property listings. Common mappings: Wadi Al Safa 3 = Majan; Wadi Al Safa 5 = Dubai Land Residence Complex (DLRC); Wadi Al Safa 2 = Liwan; Al Barsha South Fourth = Jumeirah Village Circle (JVC); Madinat Dubai Almelaheyah = Dubai Maritime City; Madinat Al Mataar = Dubai South.
